Generally our clients are most comfortable with receiving PDFs attached to their e-mail. It's a lot better than the old days before e-mail. But, we've even been able to improve on e-mail with report delivery with this website.
Ever lost a file that was sent to you? Or have you ever had an attachment blocked because of the file size? We have the technology to overcome those problems, too. Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if you lose the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.
Finally, we use all digital workfiles...It would probably be easier if appraisers could complete a report, deliver it and never be concerned with seeing that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.
